It’s a fact: How your Southern Maryland home looks from the curb will either repel or compel buyers. But what else entices home shoppers to make an offer on a home?

It’s a combination of several things, really, but overall, emotions rule the day. Appeal to a potential buyer’s emotions, and they may just return the love. These are some easy fixes you can make that will ensure that once those buyers step into your home, they won’t want to leave.

What happens when they open the front door?

The buyers’ agent unlocks the front door, and his or her clients step into your home. What do they see? Hopefully, they see an entryway – something that allows a transition from the outdoors to the indoors.

If your home doesn’t have an entryway, create one. Depending on the size of your space, this could mean just adding a rug or runner or putting a console table, hutch, or other piece of furniture in the area to define it. Those little extras

Little things like door knobs, drawer and cabinet hardware, faucets, and light fixture covers might not seem like a big deal, but they all go into making a room feel put together. Update them, and buyers will love what they see.

Even better, many of these fixes are inexpensive. You could spend a couple of hundred dollars on a new faucet, but you don’t need to. Home improvement stores carry many attractive models in a variety of finishes, many for less than $100.

Then, to pull the room together, coordinate that finish with new cabinetry hardware. These can cost just a few dollars each.

The bathroom

In the minds of homebuyers, bathrooms are second only to kitchens in importance. Browse the listings of Southern Maryland homes for sale, and you’ll see bathrooms full of kids’ toys, toiletries covering the counters, ratty shower curtains, stained toilets, and dirty tubs.

Tackle a nasty bathroom by removing everything you can see. Chuck all those toiletries, blow dryer, rugs, and shower curtain into a box and take them out of the room. Consider replacing the shower curtain and picking up some coordinating rugs and towels. Store toiletries and appliances neatly out of sight. “Neatly” is important; buyers will open drawers and cupboards to see how much storage a room has.

Then, replace the hardware on the cupboards and drawers and install a new faucet on the sink. If you can see the tub through the door or shower curtain, think about buying a matching faucet and showerhead, too.
