We all search for Southern Maryland homes wearing rose-colored glasses. We focus on the things we find appealing in each house, often overlooking some important things in the process.

You should thoroughly examine the exterior of your dream home before you proceed with your purchase. Here are a list of key things to look at. While none of these has to be a deal-breaker, the seller should be willing to help you resolve any of these issues before you finalize your purchase.

Trees

Does the property have trees? Trees enhance the overall beauty of a home, but they can also create problems for your foundation if they get too big. Look at how close the trees are to the home’s foundation. If the tree has well-established roots in the foundation, your foundation can drop if they are removed. If the tree is large enough to touch the roof, inspect the roof as well. The tree can leave some areas of the roof exposed to rodents or birds for nesting.

Make note of any other foliage that comes in contact with the use. If the bushes haven’t been maintained, you can encounter insect problems down the line. In fact, you can tell a lot about the upkeep of the house by how the seller took care of bushes and other foliage. If things look lackluster from afar, you should certainly take a closer look.

Foundation

Many buyers think nothing of cracked concrete. A crack, however, can allow moisture to penetrate your foundation. In places like Southern Maryland that get cold winters, this can get expensive fast. If the foundation has significant cracking, you should negotiate a repair cost with the seller.

Experts also suggest that you inspect the foundation for adequate drainage. There should be about 2 inches of exposure and a gradual slope away from your house to prevent water from collecting.

Swimming Pool

Pools are huge selling points, and you shouldn’t forget to inspect it. Pools require a significant amount of upkeep, and if sellers have neglected to care for a pool, you could be in for trouble. Ask how old the pool is and about what equipment will come with it.

What to Do if You Encounter a Problem

One or two exterior home problems don’t have to break the deal. If you can reach an agreement with the seller to solve the issue, move ahead with your purchase! If you can’t reach an agreement, think about passing. You should always have an in-depth inspection of the property done by a professional home inspector. He or she will alert you to any current or potential problems. Make a list of the items that need attention before you agree to closing and work to resolve them.
