Smaller houses have become very popular in recent years, but if you could get the amount of space you want at the price you wanted to pay, you’d happily buy a bigger home, right?

You’ll be surprised at the options available to you! Here are some ways you may be able to find more space without breaking your budget.

Old listings

Find Southern Maryland homes just outside your budget, but narrow your search to homes that have been on the market for 30 days or more. When a house has been on the market that long, you have some leverage as you go into the deal. Sellers are motivated; at this point, they just want to unload the house. They’ll likely to be more open to negotiations.

Old homes

I know, older homes have outdated décor and lots of clutter. Keep an open mind; these kinds of homes are often overlooked by buyers. With a little vision, you can make this the home you’re looking for without spending too much. There’s a chance you can buy the home for less than your budget, using the remainder to make changes and updates.

Think renovation

Some Southern Maryland houses have a lot of space, but they feel cramped because of how the house is laid out. Knocking down walls and renovating can open up a cramped space. Try to see the potential in a house, and don’t overlook the option of making huge changes to the house.

Want more space? Take on a roommate or include additional family members in your new house plans. If renovating doesn’t excite you, this could be an option. Having a roommate who pays rent or helps with the mortgage could allow you to get a bigger home with some of the key features you’d like. Be detailed in your search for the right roommate.

Bigger search area 

Many agents will recommend widening your search area – compromising on your location even a little bit might be able to get you more square footage. It doesn’t have to be far; even 5-10 minutes from your original search area can make a big difference. Make sure you’re still happy with the school district, amenities, and other aspects of the new location before you close.
