So Much for Conventional Wisdom in Real Estate this Year

For years – decades, even – conventional real estate wisdom has been this: You prep your home in the winter to be ready to list it in the spring. Following the school schedule, you want to have your closing over and done during the summer.

But Realtor.com reported last week that conventional wisdom is being flipped on its head in 2017. Home inventories are at multiyear lows at the start of this year, and off-season buyer interest is abnormally strong. If you have a house on the market now, you may have noticed there’s not a lot of competition for your home!

Why is this happening? Well, Realtor.com has some theories.

First, mortgage rates began to climb in October 2016, which has led to a sense of urgency among some buyers. Second, 2017 is expected to bring more economic growth and higher interest rates. And last, consumer confidence is the highest it’s been in 15 years. Buyers are feeling good!

If you want to buy after you sell, you definitely want to get a jump on selling your house. You want to take advantage of the low rates, too! Even bumping your timeline up a couple of months may help, as Realtor.com says,

Not everyone can move up their plans for the spring and summer; but even so, the months of winter and early spring will likely be much busier than usual. Therefore, sellers could benefit less from timing a spring listing for a summer sale this year.

Is now the time to list? Call me today to take advantage of this changing “conventional wisdom.”
