Time for a New Roof on Your Southern Maryland Home? How to Know

There are some things that a Southern Maryland homeowner never wants to hear. One of them is: “You need a new roof.” Installing a new roof costs thousands of dollars, and delaying the job leaves you at risk for water damage and other expensive problems.

Conscientious Southern Maryland homeowners won’t be surprised when it’s time for a new roof. If they’re following the advice of the National Roofing Contractors Association, they’re performing inspections of their roof twice a year – spring and fall – and catching problems before they become catastrophic.

Home repair expert Bob Vila lists a few things you should look for when you perform your inspections, including:

  • Lights, stains, and streaks inside the attic
  • Shingles that are cracked or are no longer laying flat
  • Cracks in the flashing around chimneys, vents, and skylights
  • Moss, mold, or fungus growth on the roof

Vila says it’s also good to know when your roof was installed and how long you have left in your warranty.

Once you know you need a new roof, you have some decisions to make. The two most common choices, Vila says, are asphalt or metal, and you’ll see both in Southern Maryland. Each has its pros and cons (asphalt is cheaper, metal lasts much longer, for example), so it’s important that you consider the benefits and disadvantage of each before you decide.
