Should You Host an Open House for Your Southern Maryland Home for Sale?

If interest in your Southern Maryland home’s listing has
slowed down, a great way to reenergize it is to host an open house. What’s open
house? Well, it’s all in the name. For a specified time on a certain day, your
home will be open for buyers (and, let’s face it, curious neighbors) to come
and go at will. I, as your agent, will be there, of course, to answer questions
and talk about the features of your home.

Here’s what else I will do:

  • Market your open house online and by mail and
flyers to attract the right buyers
  • Advise you on how to prepare for your open house
  • Act as hostess the day of your open house,
welcoming potential buyers and talking with them

There are a couple of notes of caution before you host an open house, and The Mortgage Reports does a great job of laying them out:

  • Curious neighbors will attend your open house. They want to see the inside of your
home if they’ve never been in. Their nosiness might be annoying, but try to see
them as allies in your efforts to sell your home. They may know someone who is
looking to buy, and as your neighbors, they have a vested interest in who moves
    into the neighborhood.
  • Thieves may check out open houses to case
neighborhoods and homes they’d like to rob later. Remove valuables, personal
items, and private items before your open house.
  • Hosting an open house is hard work! Your home
needs to be in tip-top shape for that day. It should be spotlessly clean, decluttered,
depersonalized, and in good repair. On my end, the marketing has to be on point
to attract the right potential buyers.
