When you’re selling your Southern Maryland home, your listing agent is obviously going to be spending a lot of time with you and your home. While you may have a great relationship with your agent after all that time together, there are a few things you may be doing that are driving him or her nuts.

Are you doing any of these things that make your listing agent’s job harder?

Your home is a mess

If your house is a mess, it will be difficult to sell. To give your agent the best possible chance of selling your Southern Maryland house, it needs to be ready to show at a moment’s notice. Clutter, dishes in the sink, or toys strewn about won’t leave a great impression on potential buyers.

Make daily cleaning a thing. Even just 30 minutes at a time can make a big difference in keeping the house tidy. Removing clutter that isn’t essential to your living there makes your house look more spacious – and more appealing to buyers.

You’re there for the open house

As the seller, you should be involved with the process, but when there’s an open house, you need to leave. You want buyers to be relaxed and feel at home, and they may not be able to do that if the owner of the house is around. It’s best to get out of the house, and trust your agent to do the selling for you.

You’re waiting for the best possible offer

Every Southern Maryland home seller wants the best possible offer for their home. But if you have multiple offers and you try to push buyers too far, they’ll walk away. Work with your agent to strike a healthy balance between your asking price and the offers coming in.

You left a mess for the buyer

Congratulations! Your home has finally sold! But, you left behind a mess for the buyer, whether you didn’t have your mail forwarded or you didn’t clean out parts of the house. Make your home welcoming to its new residents. Have mail forwarded, and be sure to check overlooked areas like closets, garages, and attics to make sure all of your possessions are gone. If you don’t want an item, the buyer likely doesn’t either.

You’re convinced your home is special

Sellers have a lot of emotion invested in their homes. Potential buyers do not. To them, your house is just another on a long list of homes they’re touring. Try to separate yourself from the intangibles that make your home special to you.

Your Southern Maryland listing agent is in control! Just relax and trust them, and the process will go easier on you. They know your home is important to you, and their goal is to get you the value that you deserve. Ask you agent if there’s anything you need to do to make the house more appealing to buyers, and steer clear of the house when it is being shown. Your listing agent will thank you!
